Questions operators ask.

Answered here, so you can decide how far to go before booking anything.

What if I already know where the problem is?
Then the diagnostic is short and cheap and confirms it with numbers your lender and your buyer will accept. Most operators are right about the symptom and wrong about the cause.
Do I need to buy new software?
Usually not. I implement CRMs and build the dashboards, but I start inside the systems you already own and make those work. New software goes in only when the tooling is genuinely the blocker on process, and it usually is not. Process first, automation second: reversed, you automate a mess.
How much of my team’s time does this take?
A short conversation with each person who touches a lead, plus read access to your CRM, ad accounts, and phone system. I work around your team rather than booking them into workshops. The exact ask is in the scope you approve before we start.
How do you scope it?
On the call. Scope depends on how many people and systems sit between the ad and the signed deal, so I ask who touches a lead and what they touch it in, then quote a fixed fee and a date. It does not move after that.
What if part of it cannot be measured?
Then I tell you that, rather than estimating around it. Plenty of operators have no call recording or no source tagging, so some of the leak is genuinely unknowable on day one. Those gaps go on the fix list with what it takes to close them, because a number you cannot trust is worse than a blank.
Will this replace my manager?
No. It tells you what your manager is actually handling and what is falling past them at 7pm. Most of the time the fix is coverage, not headcount.
What if my data is a mess?
That is the normal starting condition and it is itself a finding. Twenty separate CRMs is a real case I have worked. The trace is built from whatever exists, including call logs and texts.
Can I run the fixes myself?
Yes, and you should if you have the capacity. The fix list marks what your team can close without me. Bringing me back for the sprint is optional, and the diagnostic fee comes off it.
What does the sprint cost?
From $8,750 a month, fixed and scoped to portfolio size, quoted after the Leak Report when both of us know the actual size of the problem. Nobody quotes that honestly beforehand.
What if you find nothing?
If the diagnostic completes and does not identify recoverable NOI worth at least five times the fee, you do not pay for it.

Find out what your leak costs.

On the thirty minute call, we’ll talk about where you want your business to be a year from now and what’s standing in the way. By the end of our call, you’ll know whether a better system is worth building or whether what you have is already fine. Whether I can help or not, my goal is to help you consider business decisions at a high level, and ways to unblock the barriers with your existing team.

The readiness call is free and takes 30 minutes. The Leak Report is a fixed $8,000 to $15,000, scoped on that call, runs 2 to 3 weeks, and most start within a month of it.
